If you’re looking for something more than just a standard garage, here are some packages you can have customized by Northland Building Supplies:

Garden & Garage Suites

The City of Edmonton defines a garage suite as a self-contained dwelling, with its own cooking, sleeping and bathroom facilities, within or attached to a detached garage on a single family lot. In some cases, a garage suite can be built attached to your garage in the back or on the side, or as a loft suite with a separate entrance from the vehicle entrance. When the entire building is used as a secondary dwelling it is considered a garden suite.

These types of secondary suites are a great way to earn extra income through rental revenue, especially if you don’t have room for a suite in your house. Secondary suites are encouraged by the city because they make use of existing infrastructure by reducing urban sprawl, supporting communities and offering affordable housing in more mature, central areas. It also helps homeowners pay their mortgage and make home ownership more affordable.

The City of Edmonton offers funding through the Cornerstones II grant for building a garage or garden suite. Grant funding can be rewarded up to $20,000 or up to a maximum of 50 per cent of the eligible cost. Your building must meet City zoning and the Alberta Building Code requirements. When you hire the design team at Northland Building Supplies, they can take care of designing a suite that best suits your needs and that meets applicable codes & bylaws.

Attic Storage & Loft Garages

Use your new garage to store tools, household items, sporting equipment and other gear without losing space in the main garage area. With an attic storage or loft garage, you can still use the majority of the garage area for a workshop or to park your vehicles while utilizing the attic for additional storage.

Northland Building Supplies has designed special attic storage trusses for garages that allow you to use the attic space to store your items. These systems can hold up to 40 lbs per square foot which is the same as a standard house floor system. The clear head height is 6’-4” so you can easily walk up and down the attic to retrieve items. It is accessed by a quality insulated attic ladder that is designed for ease of use and safety. The loft storage trusses allow 8’-1” clear head height at the peak which gives you a standard ceiling height.
