That includes looking closely at the foundation inside and out. They will inspect the roof, looking for peeling or missing shingles, loose flashing and other roof damage. The attic, walls and ceiling will be inspected for signs of past water damage, leakage or mold. They will be able to conduct moisture testing and the results will be included in the final report.<\/p>\n<h4><span class=\"ez-toc-section\" id=\"Weather_proof_exterior_finishes\"><\/span><strong>Weather proof exterior finishes.<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h4>\n<p>A close inspection of the home\u2019s exterior might reveal broken seals on windows and doors, deteriorating walk ways or steps up to the house, damage or cracked concrete as well as any issues with outdoor structures like a deck or garage. The home inspector will be able to detect much needed repairs to the home\u2019s exterior and make recommendations.<\/p>\n<h4><span class=\"ez-toc-section\" id=\"Fully_functional_mechanical_systems\"><\/span><strong>Fully functional mechanical systems.<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h4>\n<p>They will check\u00a0all of the visible components of the mechanical systems including the\u00a0plumbing, electrical and heating and cooling system. Visible\u00a0piping, drains, vents and if applicable, sump pump will be inspected to insure they are fitted and working properly. Visible\u00a0electrical will be examined to ensure everything is to code and operating safely. The condition of the heating and cooling system will be checked, examined for wear and tear, maintenance issues and safety. They will also inspect any fireplaces and chimneys.<\/p>\n<h4><span class=\"ez-toc-section\" id=\"Proper_insulation_and_ventilation\"><\/span><strong>Proper insulation and ventilation.<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h4>\n<p>When the home inspector takes a peak in the\u00a0attic, they\u2019ll be able to tell the buyer\u00a0if the home has proper insulation and ventilation or if it will need an insulation upgrade to improve efficiency.\u00a0 Heating a home with old insulation will be costly and an insulation upgrade is worth the investment.<\/p>\n<h4><span class=\"ez-toc-section\" id=\"Interior_finishes_and_appliances\"><\/span><strong>Interior finishes and appliances.<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h4>\n<p>As they move through the home, they&#8217;ll\u00a0check all the doors, floors, stairways, counters, cabinetry, windows and other interior features for any damage, poor installation or other issues a buyer should know about.
