An unfinished basement is a perfect example of untapped value in your home that you can “unlock” by developing your basement and increasing your homes liveable space. A well designed and professionally finished basement is not only inviting, but it can be just as comfortable as the rest of the home. 1. Spare Bedroom : Welcome your guests

An easy way to add livable space to your home is by adding a spare bedroom in an unfinished basement for visitors or family members. Consider a full bathroom to complement your basement bedroom which not only adds privacy from the rest of the bathrooms in your home but ensures that your guests don’t encroach on your space as well.

TIP : Adding a heated floor to your basement bathroom is a luxurious touch, especially on bare feet! If your available space allows, plan to incorporate a large closet in the bedroom which can be used for seasonal clothing storage too!

2. Workout Room : Keep in shape without leaving the house

A hectic schedule can play havoc with your workout routine, which is all the more reason to add a workout room to your basement plan. In addition to saving time, having a workout room is convenient. No more waiting around to use the treadmill at the gym!

TIP : Add in support blocking at the framing stage for grab bars to be used with resistance bands.

3. Home Office : Choose your own hours

If you’re looking for a place in your home to attend to work matters, then look no further than a basement home office that can provide the privacy and peace and quiet you’ve been looking for.

TIP : Plan your layout and in wall wiring. Consider installing a counter height plug with USB ports that can be accessed from desk height and ensure you have enough lighting for tasks and plugs for your equipment needs.

4. Living / Home Theater Room : Bring the family together

Spend some quality time together with game night or movie night. Cuddle up on a soft, comfy couch, add a big screen tv and surround sound system, and go from empty cave to the ultimate entertainment zone. Your family will be glad you did.

TIP : For a clean look, prewire at the framing stage with a raised electrical outlet behind the tv plus in wall cabling for equipment. Most new tv’s are wifi enabled, but consider a hard-wired data cable (cat5) to your router location if possible to free up your home wifi speed for other devices.

5. Rental Suite : Earn additional income

Don’t need additional space yourself? Consider adding a basement rental suite to your home that will help with the mortgage payments. There are a few more requirements and some additional costs but also a large potential for additional income.

TIP : If you’re looking for wood-look flooring, modern vinyl plank floors are a great solution as they’re very durable and most are 100% waterproof.
