5 Signs It’s Time for a Roof Replacement

If you notice that your shingles are curling or even missing, or if you have obvious leaks coming into the house, it is time for a new roof. If your roof is showing those obvious signs of deterioration, a simple visual inspection might be enough to determine whether or not you need a roof replacement. Here are some signs you need a new roof:

1. Shingles are peeling or rotting.

When an asphalt roof needs replacing, it’s pretty obvious. The shingles will be curling or peeling at the edges. An asphalt roof can last 15 to 25 years, assuming it was installed and ventilated properly, so if your shingles are peeling it means your roof is older than that or that your shingles are flawed.

2. You notice missing shingles.

As a roof deteriorates, it becomes easier for shingles to come loose in the wind or bad weather. If you’ve noticed little bits of shingles on the ground around your yard, it is a good sign that it is time for a roof replacement. In some cases, you might notice bare areas on your roof where shingles have detached and fallen off completely. If so, it’s time for a new roof.

3. You notice damaged or detached flashing.

Flashing refers to the thin pieces of material, usually metal, that are installed on your roof usually in valleys, joints and around chimneys and vents. The flashing acts as a water resistant barrier for these more vulnerable points.
