Waterproofing materials for flat roofs

Modified Bitumen Roofing (MB)

It is known as the “King” of flat roofing because it is the most resilient waterproofing system on the market. Modified Bitumen can also be understood in the industry as Torch On Roofing. Torch On is primarily a two-layer waterproofing system however in some cases a three-layer system. The system uses a base layer or two base layers and is finished off with a cap sheet layer. The cap sheet layer is covered with 3M granules that reflect the UV from breaking down the rubberized asphalt. After the base layer is rolled out over the entire surface of the roof field the cap sheet layer is torch welded to the base layer. The “torching” melts the two layers together providing a complete monolithic system.

Built-Up Roofing (BUR)

BUR Roofing also known as Tar and Gravel is a waterproofing system that uses multiple layers of #15 lb felt with each layer flooded with hot tar to hold the layers together. The top layer is pea gravel and acts as the reflective UV barrier protecting the layers of asphalt beneath it. The manufacturer’s warranty on a 4 ply BUR waterproofing system is 10 years. Tar and Gravel waterproofing is invasive to the surrounding area as the smell of boiling tar can be noticed from very far away. It is a dangerous system to install for the teams working with it as well. Tar boils at 550 degrees and if mismanaged can harm workers.

Rubber Roofing (EPDM)

This Ethylene Propylene Diene Monomer is a single-ply waterproofing system and has been used on both commercial and residential projects for decades. The EPDM material is flexible and elastic and comes in large rolls making for quick and easy installation. It holds up well against temperature fluctuations because it contracts in the cold and expands in the heat.

PVC Roofing

PVC (Polyvinyl chloride) is another choice for flat roofs. PVC comes in different colours (although white is the best option for maximum energy efficiency). White PVC membranes reflect sunlight, keeping the building cool and saving energy. Unfortunately, manufacturing PVC is a toxic process. Consequently, eco-minded businesses and homeowners may want to invest in another roofing material.

TPO Roofing

Thermoplastic Olefin (TPO) is a single-ply waterproofing system much like EPDM and PVC. TPO’s seams are heat welded with industrial blow dryers called Leister’s. These welders produce high heat and weld the seams of the TPO together. Colour selection is rather limited to a white, grey and tan selection but these colours carry a very high solar reflectivity protecting the surface from UV damage.

Metal Roofing

Metal roofing is not as economical as membrane roofs. That being said, metal roofing is incredibly durable and long-lasting. You can expect your professionally installed and maintained metal roof to carry a 40-year manufacturer’s warranty. Additionally, metal roofs withstand high winds and impacts from intense storms. This contributes to the long life expectancy of metal roofs. Furthermore, whereas rubber roofs absorb heat, metal roofs reflect heat. This results in a cooler building and lowers energy costs.
